GUEST’S TERMS AND CONDITIONS:

At least one member of the party (at least the person making the booking) must be over 18 years of age at the time of booking confirmation.

The Contract for a short-term holiday rental will be between Tuckers Downs Ltd T/A The Woodland Collection (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) in the booking conditions outlined on this page. UK law will govern the Contract. The contract of hire is not effective until we have received the deposit. The contract will be subject to these booking conditions and must be complied with.

If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.

No more than the maximum number of persons stated in the brochure and the website may occupy the property unless with express written permission from us. We reserve the right to refuse admittance if this condition is not observed. Any persons other than members of your party may not use the facilities at The Woodland Collection.

The Woodland Collection, its employees and its representatives shall not be liable to you or your party for loss or damage to property howsoever arising. You must take all necessary steps to protect and safeguard your personal property.

You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair, and in the same clean and tidy condition at the end of the rental period as at the beginning.

You must not use the properties for any dangerous, offensive, noxious, noisy, immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. Smoking is not allowed inside any of the cottages. You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand.

We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value you, our guests, and want you to return.

HOUSE RULES FOR DOGS (AND THEIR HUMANS)

We don’t like having lots of rules and regulations because we realise that dogs are very much part of people’s families, however, The Woodland Collection Cottages are very much part of our family’s heritage so please look after them for us.  Also, some of our guests will be visiting without dogs.

We thought it only fair that as a prospective visitor, our House Rules for Dogs should be plainly stated so you can decide if the Woodland Collection Cottages are right for you & your pet/s.

Please can we ask you to:

Please clean up after your dog/s – both inside and out. Please bag and bin all deposits as we often have families with children staying here. In case you run out, poo-bags are provided in the Doggie-Box. We have lovely walks right on the doorstep in the fields, woods and wider countryside and beaches, but alongside that comes rain and mud and sand on occasion. If your dog/s are wet and muddy/sandy please use the outside warm dog shower and keep your dogs downstairs until they are clean and dry.

If you do like your dog/s to curl up with you on the sofas, that’s fine as they are made of leather and easy to wipe clean before you leave. There is a vacuum cleaner in the utility room to hoover up any loose hair.

Our doggie-box has some toys in it for your dog/s to play with, some treats for them and spare pooh bags.

Dogs are only allowed upstairs if this has been previously discussed with us. We do try to be flexible and recognise some dogs like to sleep near their owners.  We have lovely white bedding so please don’t let your dog/s on the beds unless you have had a conversation with us about bringing your own bedding and we can inform our housekeeper.

The cottages overlook our fields which you are welcome to use. Please bear in mind the field’s boundaries are hedges not fencing so, unlike the garden, they are not secure.

We do have a secure two acre grass paddock though on the left hand side that is fenced with stock proof fencing and you are welcome to play with your dogs here as well.

Dogs are not allowed to be left in the cottage unattended. 

There is a doggie day-care service close by at Hayle where arrangements can be made for the day/morning/ afternoon and this can be arranged in advance of your stay using this link if required.

They have a great reputation and fantastic facilities; in fact, we have used them ourselves from time to time.

Dogs may be left for a short period in a crate if they are used to it.  We have a large and medium sized spare crate if you wish to borrow one.  Please liaise with us prior to your stay.

End of doggy house rules!!  We are confident that our guests are responsible dog owners and considerate human beings and will look after our cottages for us.  This has certainly been our experience to date. And finally….if you get home and find you have some lovely photos of your dog/s enjoying their holiday here, we would love to see them and put them on our Facebook page.
